Services offered:

Tenant Find Only - 50% of the first month’s rent.

  • Drawing-up of the tenancy agreement, in line with current legislation.
  • Explaining to the tenant what they are required to do in the property and what will be done for them.
  • Checking the tenant into the property, and handing over of the keys.

Full Management- £120 for the first month, 10% of each month thereafter

Includes all of the Tenant Find Only services, plus:

  • Writing an inventory of the property.
  • Collection of the rent, which is promptly remitted to the landlord with a statement each month.
  • Regular inspections of the property.
  • Dealing with any maintenance issues that the tenant informs us about throughout the tenancy.
  • Serving of any notices.
  • Checking the tenant out of the property at the end of the tenancy, and checking the property against the inventory, to ensure all items are present, and to check the condition of the property.
  • Ensuring the collection of all keys.
  • Handing back of the deposit, only after all accounts are settled and satisfied.
  • Re-advertising the property, if so wished.

Does the property need to conform to any special regulations.

There are a few legal obligations that you will have as a landlord. The property must meet the current gas and electrical safety regulations, and we can arrange this for you. All soft furnishings must conform to current fire safety regulations. You should also fit a smoke alarm, and a carbon monoxide detector is advised.

Will my current insurance cover me?

As a landlord you will need specific buildings and contents insurance cover. Your existing policies may be unsuitable, and adequate cover is essential,  please ask us. You should also obtain your mortgage lender’s authority to let the property, otherwise your insurance may again be invalid.

What are my ongoing responsibilities?

The landlord is responsible for the cost of repairs and maintenance to the house and the items you have left. We will arrange the repairs on your behalf and deduct all costs from your rental balance. You should also expect fair wear and tear during the period of the let. If carrying out your own repairs, you should act swiftly if your tenant has a problem. Once your tenant is in, you can only obtain access by prior arrangement.

...and my tenant?

The tenant is responsible for council tax, electricity, gas and any phone or TV contracts taken out, normally including TV license. They will normally be responsible for the garden unless you specify otherwise, but make sure you leave a lawnmower! They should keep the property generally clean and tidy, and return it to us in the condition that they found it, except for normal wear and tear. We will carry out a final condition inspection once the tenant has vacated the property, to assess for any damages etc.
